Some weeks, client meetings start to feel surprisingly similar.
This was one of those weeks.
I met with five homeowners who were all renewing their mortgages.
The funny part?
Each of them had a completely different story…
Yet almost all of them were making the same mistakes.
If your mortgage renewal is coming up, here are the five most common mistakes I see—and they're all easy to avoid.
Mistake #1: Signing Your Bank's Renewal Offer Without Comparing
This is by far the most common one.
The bank sends a renewal offer.
The client thinks:
"They already know me… it must be the best option."
So they sign.
Without ever finding out if another mortgage solution might better fit their needs.
A mortgage renewal isn't just paperwork.
It's an opportunity to step back and ask yourself:
Is this mortgage still the best fit for my life today?
Mistake #2: Waiting Until the Last Minute
I get it.
Between work, kids and everyday life, mortgage renewal often ends up on the "I'll deal with it later" list.
Then one morning...
"My renewal is in two weeks."
Ideally, you should start looking at your options four to six months before your renewal date.
That gives you time to compare, think things through and make a confident decision.
Mistake #3: Thinking a Mortgage Renewal Is Only About Getting a Better Rate
Yes, the interest rate matters.
But a renewal is also the perfect opportunity to reassess your financial situation.
Has your family grown?
Are you planning renovations?
Thinking about buying a cottage?
Investing?
Consolidating debt?
Your mortgage should evolve as your life evolves.
Mistake #4: Believing That Switching Lenders Is Complicated
This one always makes me smile.
Many homeowners imagine endless paperwork and a stressful process.
In reality, when your file is well prepared, switching lenders is often much easier than people expect.
In fact, one of the comments I hear most often afterward is:
"Honestly... that was much simpler than I thought."
Mistake #5: Thinking That a Few Tenths of a Percent Don't Matter
This reminded me of a client I met just a few days ago.
He asked me:
"Is it really worth switching for just 0.50%?"
After we ran the numbers, he wasn't looking at a percentage anymore.
He was looking at the amount of money he could keep in his monthly budget.
Sometimes, the smallest differences end up making the biggest impact.
What I Took Away From This Week
None of these clients had made a "bad" decision.
They simply didn't have all the information they needed.
And that's exactly why I love what I do.
Before talking about rates, I want to understand each person's goals, projects and priorities.
Because a mortgage is never just a mortgage.
It's a financial tool that should support the life you're building.
And sometimes, one simple conversation is all it takes to discover possibilities you didn't even know existed.
