Getting a Mortgage When You’re New to Canada: How It Works Without Canadian Credit History

Nadia has been here just over two years. A stable job, savings, no debt, but the same answer every time she called a financial institution: “You don’t have credit history here.” She thought she’d have to wait years before buying. That’s not the case.

No Canadian credit doesn’t mean no file
The Canada Mortgage and Housing Corporation (CMHC), which insures the majority of low-down-payment mortgages in the country, has specific rules for newcomers. A permanent resident can access these products with no minimum period of residency required. Not having Canadian credit history yet isn’t an automatic decline, it’s a file that gets built a different way.

What lenders accept instead
When there’s no established credit history here yet, a lender can assess your file using:
  • an international credit report,
  • a reference letter from your financial institution in your country of origin,
  • your bank statements and proof of savings,
  • your employment contract or an offer letter.
If you’ve already started building credit here, a minimum credit score of 600 is generally required for at least one borrower or guarantor. Without any Canadian history at all, the documentation above takes over.

What put Nadia at ease: learning that her bank statements from before she arrived, and the letter from her home bank, actually carried weight with a lender here, not just credit built on the ground.

The down payment, based on your status
For a property eligible for mortgage loan insurance, a permanent resident follows the same tiers as any buyer: 5% on the first $500,000, and 10% on the portion above that, up to a purchase price of $1.5 million, with no waiting period to access it. A work permit holder (non-permanent resident) can also be eligible, provided they’re legally authorized to work in Canada, but the minimum down payment required is then 10% cash. The purchase is limited to a 1-to-4-unit owner-occupied property, and remains subject to the Prohibition on the Purchase of Residential Property by Non-Canadians Act, currently extended to January 1, 2027.

What to remember
  • Not having Canadian credit history doesn’t disqualify you: recognized alternative documentation exists.
  • An international credit report, a bank reference letter from your home country, account statements: several documents can stand in for a local credit file.
  • A permanent resident follows the standard grid (5% / 10%); a work permit holder should plan for a minimum of 10% cash.
